Some cleanouts are about making space. Others come with a move, a sale or a difficult family change. Fort Myers Junk Removal helps with the lifting and haul-away when you know what can go. You can start with one room or talk through a larger property.

Choose the guide that sounds like your situation. It explains what to photograph, what to set aside and how to arrange the pickup. If decisions are still underway, tell us which rooms are ready and which you want left alone.

A garage you want back, a home after a move or an estate your family is sorting: choose the guide that fits. We’ll help with the removal when you know what can go.

Whole homes, garages and storage

A whole-house cleanout needs an included-room list, not just an instruction to take everything. Garages can contain fuels, tools and overhead storage; storage units need facility entry and permission from the tenant or the person entitled to dispose of the contents. Basements, crawl spaces, attics and barns require safe footing, lighting, access and disclosed conditions. No confined-space, insulation or hazardous cleanup capability is assumed. Mobile-home contents can be reviewed without offering demolition of the building.

Estates, inherited property and downsizing

Take time to decide what the family is keeping, what has been sold and what can go. For downsizing, separate the belongings going to the next home. Name one person who can approve removal. The family or its adviser decides what goes, including after a separation; we follow the written list.

Apartments, condos and move-outs

Reserve elevators and confirm service entrances through the building. Keep landlord fixtures and moving boxes clearly separate from removal items. For a dorm move, list what goes and check the school’s pickup and entry instructions first. Rental turnovers and pre-listing work should identify a reachable approval contact before access is handed over.

Hoarding, storm damage and disputed property

Tell us about the condition of a heavily filled home and any unsafe areas before booking. Hoarding cleanouts do not include extermination or remediation. Flood-damaged contents need a safe property and known materials; fire damage may require specialist release before removal. For eviction, foreclosure or bank-owned property, the responsible person must have permission to dispose of the belongings. An empty-looking home isn’t enough. No emergency arrival or government affiliation is promised.

Remote owners and business cleanouts

Written instructions, private entry arrangements and someone we can reach let us plan removal while you’re away. Completion photos show the agreed cleared areas. Yard cleanouts and shed contents should be explicitly included. Offices, retail stores, restaurants, hotels and warehouses add records, leases, connected fixtures and loading restrictions. Removal is not property preservation, home watch or deep cleaning.

Show the spaces you want cleared and the things you’re keeping.

Walk the property room by room or send current photos when you are away. Include closets, exterior storage and outbuildings expressly. Establish a keep area for documents, valuables and belongings going to another person. Label sold items that have not yet been collected.

We remove what the person who hired us authorizes. If instructions conflict or authority is reasonably in doubt, that needs clarification before removal. A locked room, unidentified container or unsafe area is not silently included under a whole-property instruction.

We can start with the rooms that are ready.

Large or concealed loads may need a walkthrough, additional photos or an agreed sequence of visits. Elevator access, loading, stairs and heavy items belong in the plan. Other trades must complete required utility preparation first. Hoarding and damaged-property requests need condition disclosure before ordinary removal can be accepted.

A staged estate project can separate the first sorting decisions from a later visit for remaining contents. No commercial or repeat-visit exception is assumed.

Agree on what completion means.

Completion is the agreed contents removal with a broom-clean sweep of the work areas. It is not deep cleaning, odor treatment, repairs, pest control, remediation or property preservation. Remote instructions can include agreed completion photos and lock-up information; they do not create an ongoing home-watch service.

If the load changes substantially after a sale or family pickup, show us what remains rather than relying on old photos. Pricing explains how changes to the job are handled before additional work proceeds.
