Agents usually call us for one of four jobs: clutter, old furniture and a packed garage before listing photos; what’s left after an estate sale; a vacant home the seller has already moved out of; or a last cleanout before the final walkthrough or closing. Send a photo of every room plus the garage, shed and lanai, a note on what stays with the house, and the date you’re working toward.

The seller authorizes what goes, and you can coordinate entry. Keep one person reachable for decisions, especially when the seller is out of town. Same-day and next-day service may be available depending on the schedule and the job.

Mark the furniture and fixtures that stay for the sale.

Mark staging furniture, included appliances, window treatments and fixtures that convey with the home. A room that should look empty for photos may still hold things the seller wants shipped or picked up by family, so we work from the seller’s list, not the listing plan.

Show the garage, shed, attic and outdoor areas along with the rooms in the listing. That’s where a second load usually hides, and finding it on walkthrough morning changes both the work and the schedule. The estate cleanout guide helps when several people are still deciding what to keep.

The seller authorizes removal; the agent coordinates the visit.

Get the seller’s written OK naming the property, what goes and who can approve changes. For an estate, the representative with authority over the estate signs off. We remove what the person who hired us authorizes: the family or its adviser decides what goes, and we follow the written list.

If we find personal papers, photos or valuables, we set them aside and call before anything leaves. An unnecessary phone call beats an irreversible mistake. Remote sellers get before and after photos of the cleared areas. Send entry codes privately, not in listing notes.

After the estate sale

An estate sale leaves what didn’t sell: worn furniture, kitchen leftovers, closets of clothes and a garage of odds and ends. Let the sale and any family pickups finish first, then send photos of what’s left. Usable items can be donated when a local organization accepts them, metal goes to recycling when practical, and the rest goes to appropriate disposal. The post-estate-sale cleanout guide covers that job in more detail.

Work back from the deadline.

Tell us whether the date is listing photos, an inspection, the final walkthrough or possession, plus the building’s access hours and any elevator reservation. Text photos or call for a fast price, and we confirm the date before you schedule the photographer or the buyer around it.

If the seller takes more out after the estimate, send an updated photo. If more is added, the change is priced with you in writing before we load it. The price follows what actually goes, not the number of rooms in the listing.

Define what the next person should find.

We leave the cleared areas broom-swept, ready for cleaners, a handyman or a landscaper. Before and after photos let a remote seller see the result. When the prep includes tearing out old carpet, cabinets or a dated vanity, see light demolition.

When the seller is moving into a smaller home, downsizing guidance helps separate the move, family keepsakes and removal. For a few pieces, use furniture removal. For managed rentals, the property-manager guide covers approvals and repeated access.
