Most property-manager jobs are one of four: a turnover after a tenant moves out and leaves furniture, mattresses and bags behind; a unit cleared after an eviction or abandonment; a common-area or storage-room clean-up; or the same need across several units every month. Send the address and unit, a photo of every room, the date the next contractor or tenant needs the space and who can approve the work.
We remove what the person who hired us authorizes. Mark the appliances, blinds, owner supplies and anything else that stays. If we find personal papers, photos or valuables, we set them aside and call before anything leaves. An unnecessary phone call beats an irreversible mistake.
You don’t have to be on site, and neither does the owner. The crew gets in by lockbox, through you or another manager, a realtor or local family. Photos, video, calls and texts cover the details, and one decision-maker approves the work. That person gets progress updates during the job and before-and-after photos when the unit is clear. Text photos of the unit, call, or use the free estimate form to get started.
For shared areas, see the condo and HOA guide. For several storage units, the facility guide keeps each unit’s list separate.

Show every room and mark what stays.
Send a wide photo of each room from the doorway, plus the closets, patio or lanai, garage, shed and any storage room. That’s where leftovers hide, and a full shed changes the load. Open the closets and the fridge for the photos.
Mark what stays: appliances, blinds, owner supplies and anything the next tenant inherits. If the unit holds more than the photos showed, we call whoever approves changes before we load it.
Keys, gates and building rules
Send entry details privately: the lockbox or gate code, or who will meet the crew. Tell us about service elevators, the hours the building allows contractors, loading areas and parking. Commercial work after hours is available by arrangement when the building or the turnover calls for it.
If your building or property manager requires a certificate of insurance, tell us when you book and we’ll arrange it. Some associations also want their own approval before work starts; check with them before the day.
What has to happen first
A gas range, a plumbed ice maker or a hard-wired appliance is disconnected first by a licensed plumber or electrician; then we carry it out and haul it away. Active pests, heavy mold or sewage need a pest or remediation specialist first; tell us about them and we’ll plan the removal around that work.
We leave the cleared unit broom-swept, ready for your cleaners, painters and repair crew. For a leasing office or model unit, the office furniture guide covers desks, cabinets and electronics.
What changes the price
How much is left and what it is (a few pieces or a packed unit), stairs or an elevator, how far the truck parks from the door, and heavy pieces like a sleeper sofa or a safe. Every job has a $99 minimum; see how pricing works.
You approve a written price before we load anything. If something is added on the day, the change is priced with you in writing first. Each unit gets its own list and price, so the work order and the invoice match.
Completion photos and recurring work
Put the address, unit and work-order or PO number on the request so the completion record matches it. Before and after photos show each cleared area, so an owner or regional manager can sign off without a site visit. Doors and gates are secured the way your access instructions say.
If you turn over units every month, see recurring bulky junk pickup for standing work orders and on-call removal. Each unit still gets its own list and entry details.
