When a property needs to be cleared after a foreclosure or other change in possession, there can be more to settle than the pickup date. We can help remove agreed belongings once the responsible person has permission to dispose of them. A key or an empty-looking house is not enough on its own.
Tell us who can approve the work and what should stay. We remove what the person who hired us authorizes; legal notices and disputes about possession or ownership stay with that person and their adviser. If instructions conflict or there’s a reasonable question about permission, we pause and ask before anything irreversible happens.

Walk the complete unit on paper before the crew walks it.
Photograph rooms, closets, appliances, garage areas and outdoor contents included in the request. Identify fixtures that stay, material that is uncertain and rooms we must not enter. A picture of the living room does not describe what is in the refrigerator, cabinets or shed.
Furniture, mattresses, bagged contents and appliances may need different preparation. Use the mattress guide for condition and pest requirements and the appliance guide for disconnected readiness. Unknown containers, sharps, contamination and unsafe conditions must be disclosed rather than folded into a generic cleanout description.
Separate removal from the next contractor’s job.
Tell us the handover date you are trying to meet, then confirm actual pickup availability. Do not book flooring, painting or an inspection on the assumption that an inquiry has reserved a removal crew.
Broom-clean removal is not deep cleaning, pest treatment, repairs, code compliance or a guarantee that the property is rent-ready. Identify the cleared areas needed by the next contractor. Commercial removal discusses handover planning, and our written agreement sets out what we will remove on this visit.
Written instructions make remote turnover work possible.
Provide access arrangements, the approved removal list and a reachable decision-maker. For a condo or managed property, get vendor entry, parking, elevator and loading requirements beforehand. Ask management for any other vendor requirements so they can be reviewed before the visit. If your building or property manager requires a certificate of insurance, tell us when you book and we’ll arrange it.
Before-and-after photos show the agreed cleared areas, and you get a clear invoice and notes on anything important we found and set aside. If a new area or substantial additional contents are discovered, the authorized person needs to review the change before removal continues beyond the agreed work.
The condition behind the front door matters more than the room count.
Two similar units can contain very different loads. Concealed volume, unusually heavy items, stairs, carrying distance and special handling influence the estimate. We may ask for additional photographs or a free walkthrough when the contents cannot be understood from the initial request.
We agree on the work and a written price before loading. Meaningful additions need approval of any change, and substantially less remaining material is considered too. Pricing explains the process. Keep the removal appointment focused on authorized contents rather than letting pressure from a turnover deadline substitute for a clear decision.
