Unwanted furniture in a clubhouse or common area can need a planned pickup rather than another reminder. Show us the actual pieces, where they are and when the crew can work without blocking shared routes. We can discuss the agreed carry-out and haul-away.
Before booking, separate association-owned items from residents’ belongings and resolve permission to dispose of each. We remove what the person who hired us authorizes. This is an individual removal job, not routine community garbage collection.
Planning your condo & hoa managers
Common-area pickups need permission for the items and a workable route through the property.
- Before pickup
- Identify association-owned items and resolve disputed ownership.
- Where it is and how to reach it
- Vendor registration, gate list, elevator and loading window.
- Useful photos
- Actual items, common-area route and loading location.
- What affects the quote
- Quantity, heavy items and shared-access restrictions.
- Who can approve the removal
- Separate association property from residents’ belongings. Disputed items stay until the right people settle permission.

Name the owner of the items, not just the location.
An item in a common area is not necessarily association property. Before requesting removal, establish who can authorize disposal and provide the appropriate instructions. We remove what the person who hired us authorizes, and disputed belongings stay until that’s settled.
For association-owned furniture, name the person who approves removal and list the exact items. Changes discovered onsite still need written approval before additional work.
Send the real vendor packet before booking.
Send the permitted work hours, gate registration and loading instructions before booking. If your building or property manager requires a certificate of insurance, tell us when you book and we’ll arrange it.
Resident elevator reservations may still be needed for individual-unit jobs. Keep common-area work and a resident’s private pickup separately authorized even when they share the same day.
Define completion for the approved area.
Agree on the furniture and materials removed, what stays and the broom-clean result. Wall repairs, landscaping and work on building systems are separate services. Before-and-after photographs can show the areas cleared without certifying the association’s maintenance obligations.
For an owner’s unit, use condo cleanout planning. For broader rental coordination, the property-manager guide addresses work orders and remote approvals.

- In unincorporated Lee County and Bonita Springs, Ordinance 07-25 requires businesses and multifamily properties to recycle the material that makes up most of their waste by weight, such as cardboard and other fiber, containers, metals or wood. Businesses on 70 gallons or less of garbage service are exempt, and each covered location keeps a Recycling Plan Form on site. Source: Lee County Solid Waste: mandatory recycling ordinance
