If you’re moving out, you may have furniture and boxes you don’t want to take along. We can help with those leftovers, including carrying them out of the apartment. Show what remains after the movers leave and mark anything belonging to the landlord or staying with the unit.
If you’re a landlord or manager, settle permission to dispose of the belongings before booking. A vacant unit isn’t permission on its own; we remove what the person who hired us authorizes. Clear written instructions protect the tenant’s property and the things you need left in place.
For the gap between moving day and returning the keys, see move-out planning. The condo cleanout guide gives more detail on elevators and building entry.

Mark what stays in each room.
Photograph closets, utility spaces and the patio as well as the main rooms. Identify items that stay, including owner-supplied appliances, curtain hardware and furnishings. A direction to empty the apartment can be too broad when the lease or owner’s instructions reserve particular items.
If there is reasonable doubt or conflicting authority, the work needs clarification. This page is removal planning, not a legal determination of when a tenant’s belongings may be discarded. The foreclosure and eviction guide explains permission when a property changes hands.
Reserve the elevator and identify a usable loading position.
The resident, owner or manager arranges the elevator reservation and obtains the building’s vendor instructions. Send the floor, usable elevator dimensions if known, work window, padding requirements and management contact. If your building or property manager requires a certificate of insurance, tell us when you book and we’ll arrange it.
Show the hallway from the unit to the elevator and the route from there to loading. Garage height limits may put the loading point outside, adding a long carry even when there are no stairs. A resident parking space does not establish access for a removal vehicle.
If an elevator is unavailable, we reassess the items and route. Carrying heavy furniture down several flights instead can change the plan and the price. A changed access plan and price need written approval before that work.
Tell us what the photos can’t show.
Bags, food, wet material, sharps and pest-affected upholstery need an accurate description before acceptance. Removal does not include extermination, biological cleanup or treatment. Keep suspected hazards undisturbed while the appropriate handling is established.
If maintenance is removing fixtures, separate that debris from ordinary household contents. State whether appliances are disconnected; required gas, electrical or plumbing work belongs with the appropriate professional before hauling.
Match the cleared area to the handover you need.
Agree on the rooms, belongings and loose debris included in the visit. A broom-clean removal leaves the agreed items gone and the removal area swept; it does not replace painting, repairs or a move-out deep clean.
Remote approval and completion photographs can help management review the job. Confirm the pickup before promising the unit to the next contractor or tenant. The property-manager guide explains who can approve the work, and pricing explains what happens if the pickup changes.
