Worn furniture needs to go, but the next guest’s supplies and the owner’s keeps need to stay. Send photos tied to the exact property and unit, especially if several units have matching furniture. Include the mattress, ottoman or patio pieces going with the main item.
Tell us the vacancy window and building instructions. We can plan around confirmed availability and entry, but checkout alone doesn’t give permission to dispose of belongings or guarantee a same-day pickup. For a home between the owner’s personal visits, use seasonal-home guidance.
Make the removal list specific to the unit.
Include photographs of each piece and any matching ottomans, mattresses, bed frames or outdoor furnishings that are leaving. Mark replacement deliveries and linen that stays, kitchen supplies and owner belongings as staying.
A cleaner’s discarded-items pile may include a guest’s lost property. Keep those decisions with management and the authorized owner. Do not ask the crew to infer disposal permission from where an item has been placed.
Checkout, elevator access and delivery are three different windows.
Provide the earliest time authorized access is available, building vendor hours and any loading or elevator reservation. A cleaning team may be working at the same time, so describe the path through the unit and the areas they need to use.
If new furniture arrives before the old pieces leave, avoid assuming there will be enough floor space to stage both. Confirm the sequence with the delivery provider and our appointment contact. Removal does not include receiving, assembling or installing the replacements unless that work has been separately agreed.
Report damage before the turnover day.
Describe broken glass, unstable frames, damp upholstery or suspected pests before scheduling. If checkout reveals damage or a mess, tell us; it can change the plan. Do not conceal it in an ordinary furniture list to preserve a tight deadline.

Separate removal approval from delivery and cleaning.
Name the owner or authorized manager who approves the exact furniture list and can answer during the visit. For a remote owner, before and after photos show the agreed cleared areas and kept furnishings. Written approval is required before changed work, including an extra mattress or patio set discovered at checkout.
Removing the old furniture is not delivery or assembly of its replacement. Confirm the removal slot, building work window, new-furniture delivery and cleaner’s access separately. A broom sweep does not replace the turnover clean. Give lock-up instructions privately and leave time for the owner’s completion review before the crew leaves.
