We clear move-out furniture, mattresses and bulky junk for apartment communities, working from the property manager’s list. Describe whether items are in units, common areas or an agreed staging location.

Property and resident permissions
A property work order must identify what can leave. Resident, tenant or disputed belongings need the appropriate release rather than being assumed abandoned. Show furniture, mattresses and prepared appliances separately, with contamination disclosed before collection. This service covers bulky junk and turnover contents, not routine household garbage collection.
Access and visit planning
Provide building numbers, stairs, elevators, loading spaces and any move windows. Repeat visits can be arranged, with changes to quantities or handling reviewed for each scope. Resident communication and separation of keeps help prevent an unapproved item from entering the load.
What a property pickup usually looks like
The usual pattern is a staging area: maintenance collects move-out furniture, mattresses and bulky items at one spot near the dumpster or the maintenance shop, and the crew loads from there. That’s the fastest version of the job. Items still inside units add carrying time, stairs and elevator waits, and need the unit’s release on the work order.
Tell us the building count, which buildings have elevators, where the truck can park without blocking resident traffic, and how often the staging area fills.
What affects apartment bulk junk pickup cost?
Each visit is priced on how many items there are and where they are: inside units, in common areas or at one staging spot near the truck. A single staging area means less carrying and a lower price. Mattresses, furniture and appliances are priced by size. See how pricing works.
